Meeting called to order at 7:00 p.m.

Escrow Funds

Cassandra Benson & Gerry Anathan, 6 Sandy Hill Lane, request release of escrow funds

Gerry Anathan provided receipts for paving of road and stated that speed bumps are on side of road and will be installed as soon as construction is completed as was stipulated in agreement.

Motion: to release escrow funds

Case #2007-28 Site Plan Review

Application by Edward Malone under Article 2, Section 2320 of the Zoning Bylaws for High Elevation Protection District A and, under Article 4, Section 4100, Dwelling Units and Commercial Accommodations. The applicant seeks approval for the proposed construction of 20 residential units in 7 buildings and associated site construction and demo the garage workspaces at the property located at 19 Race Point Road (Res3 Zone).

Case #2007-29 Site Plan Review

Application by Edward Malone under Article 2, Section 2320 of the Zoning Bylaws for High Elevation Protection District A and, under Article 4, Section 4100, Dwelling Units and Commercial Accommodations. The applicant seeks approval for the proposed construction of 15 residential units in 6 structures and associated site work at the property located at 35 Race Point Road (Res3 Zone).

Ted Malone updated board as to progress on above cases:

-no report has been issued from Fire Chief to date

-Development Impact statement is in process of being completed

-he has submitted a revised plan for case 2007-28 to address some of the abutters concerns

-he has submitted a revised plan for case 2007-29 in order to save a tree from being cut down

-new waiver signed until February 6, 2008

-site visit scheduled for January 16, 2008 at 4 p.m.

Discussion of Planning Board vacancies. Tonight is Anne Howard’s last meeting. She expressed her pleasure in serving on the Planning Board. Howard Burchman’s term has expired and he is unsure whether he will ask to be reappointed due to conflicts with his work schedule and travel requirements. Kevin Rich may be moving out of town and will therefore have to resign leaving only Joe DeMartino and Ellen Battaglini. Howard Burchman said he would speak to the Board of Selectman.

David Gardner reported that Planning Board annual report was due January 23, 2008. Joe DeMartino said he would write up a draft for approval at next meeting.
