Cass said paper said the property owners are going forward themselves.

 

A.J.-Application under review for additional information from applicants. The present application is incomplete.

 

Cass Benson said they will be purchasing the property with their own funds at market rate.  The plan is to construct 12 units right off bat and 10 more later.

 

 They spoke with David Guertin for advice on the sewer betterment.

 

Jerry is asking for support from the LHP on how to work together. 12 Units in phase one and 10 in phase 2.

 

Cass Benson said the Title 5 would fail in May but they could do an ACO. Sewer betterment guessed at $300,000.00.

 

A.J.- Thannasi has an application before the CPC but the application has not been officially denied yet. He does not own the land-his mother does.

 

Gerry Anathan said the purchase and sale agreement would need to be in place.

 

Cass Benson said the price of units will approximately be between $125,000 to $150,000 (for the first four units)

 

8 units-$195,000 top of Community housing rate. Not deed restricted.

 

Doug Taylor talked heavily on density bonus.

 

This would be close to 100% but not all deed restricted. LHP should be in on density bonus. Density bonus is good especially in the fractional portion.

 

Mandatory-deed restricted-4 units; 8 units-not deed restricted.

 

2 more deed-restricted you get 4 more.

 

Tim Hazel said for clarification purposes you would need to own the property first and if we need to meet 3 times a week we would support it.

 

Gerry-If they get their application through a CPC it will take them a very long time to get the project accomplished.

 

What was passed and what was intended-The thing that needs to be tightened up is the subdivision section.

 

No one has mentioned changing the percentage.

 

A.J. wants to take out sections and add to what LHP suggests.

 

Noah-Fees in lieu of greatest number of units paying a price, how is that going to make more units in a period of time?

 

Michelle-Affordable Housing here instead of over here. It ghettoizes affordable housing.

 

Molly Perdue- Can you base policy on one example. Is there something other thank one example to base it on?

 

A.J.-Message he got was to strengthen it and not lessen it.

 

Add two words in by-laws.

 

Predominately residential add any and all changes of use.

 

What is the legal definition of altering existing unit?

 

Bryan-They want to take the word “Any” out.

 

Tim said there can’t  be any wiggle room-we can always grant a waiver.

 

Tim-Properties are built out and people are now renovation existing structures.

 

Doug-Perpetuity- you don’t get it on the list.

 

Top 10% in state for housing.

 

Michelle- were at 6-2%

 

Molly-Not having the properties in perpetuity we’ve lost housing.

 

Change v to v1 and add v as segmentation
