Review applications for Public Meeting  Request for modification to plans by Neal Kimball representing Gabriel Brooke, 102 Bradford Street.

Neil Kimball and Gabriel Brooke came before the Commissioners to show their approved plan and say how it limited the light in the building.  They requested adding two skylights in the back of the building to their plan.  Their request was granted.

 

There was a discussion regarding town hall doors.  A memo had been sent to the Historical Commission from Mark Latour dated December 17th.  It basically informed the Commissioners of the decision of the BoS on December 10th to accept the Historical Commissioners recom-mendation allowing the interior of the doors to be treated with a clear stain or finish, so the natural wood could be easily seen.  It would also allow painting of the exterior of the doors as soon as a paint analysis was completed.

 

The meeting was called to order at 9:33 a.m.

Old Business

Case # 2001-039 John Yingling, 190 Commercial Street [Map/Parcel 07-2-168; MHC # 300; Historic Name: center entry cottage; Date: circa 1830-1850,1970's; Style: timber frame, alterations; Contributing]     replace front door.

Roger Keene discussed the case with Judith Oset and she suggested that Roger write yet another letter and the Building Commissioner will forward the letter to Spiritus.

 

Case # 2001-071  Susan Jackett representing Harold Soults, 487 Commercial Street   [Map/Parcel 15-1-021; MHC # 569; Historic Name: former workshop; Date: c1850-80; mid 20th; Style: astylistic Victorian]       Remove window and replace with slider on deck.

Roger Keene has requested at the last meeting photos showing the back of the house where the project was going to done.  They weren’t forthcoming.  The carpenter accompanied Susan Jackett to elaborate on the plans.  At the last meeting French doors were suggested but rejected by the applicant since the French doors translated to an additional $1,000 expenditure.

Motion:  Gino Verzone made a motion to approve the slider as originally proposed with the following condition:  The slider to have exterior permanently applied muntins and to have 4˝” casings.  Roger Keene seconded the motion and it was unanimously approved.

 

Case # 2001-075  Joy Cumming representing Maurice Grunberg, 87 Bradford Street   [Map/Parcel 11-3-059; MHC # 1134; Historic Name: sidehall cottage; Date: c 1820-50; 1900-40; Style: timber frame; sash siding]   Add second story to existing first floor area on west side; connect to main building by means of a doghouse dormer and small shed roof to the rear. Add deck at rear connecting existing deck to proposed addition.

 

Joy Cumming presented the project to the Commissioners.  Diana Zaglio – evidently the person who will eventually occupy the proposed addition - was also present.

Motion:  Gino Verzone made a motion to approve the plan as presented with one recommendation:  that the horizontal facia board be reconsidered.  Ardis Markarian seconded the motion and it was approved unanimously.

 

Case # 2001-067  Binder Boland and Associates representing C. Kustes and Nelson Hitchcock, III, 351A Commercial Street Cape Cod Commission to visit site; awaiting response

Binder Boland and Associates sent no representatives to the meeting nor were any expected.  The project has been referred to the Cape Cod Commission (CCC) and the Commissioners are awaiting their response.  Gino Verzone said someone from Binder Boland had spoken to him about the language in the referral to the CCC.  The person had told Gino that the referral letter to the CCC had mentioned “use” and that is not in the purview of the Historical Commission.  Larry Riley suggested that the group should make sure that copies of two letters (one to John Yingling and the other to the CCC for a referral are attached to the minutes referring to them).  It was so agreed.

 

New Cases

 

Case # 2001-077  Neal Kimball representing George Nicholson, 260 Bradford Street [Map/Parcel 15-2-048; MHC # 378; Historic Name: center entry cottage; Date: c1800-30; Style: timber frame]   Replace all windows and doors; refurbish exterior; add central red brick chimney; add rear shed dormer; add 3 custom French doors in rear and re-shingle.

 

Neal Kimball presented the plan.  He told the Commissioners that the new owner merely wanted to put the house back in its original form including a center fireplace.

Motion:  Gino Verzone made a motion to approve the plan as presented.  Steve Milkewicz seconded the motion and it was approved unanimously.

 

 

Case # 2001-077  Emanuel Reis, 3 Soper Street [Map/Parcel 06-2-0069; MHC # 1413; Historic Name: cottage; Date: pre-1850; c 1900; Style: timber frame; sash and entries altered]   Remove/replace bathroom window.

Glory Reis presented the case on his own behalf.  Basically the plan was to replace an existing bathroom window.

Motion:  Ardis Markarian made a motion to approve with the following conditions:

1.      new window to have exterior applied muntins in a 3 pane configuration.

2.      new window will be cased to match existing windows.

Gino Verzone seconded the motion and it was unanimously approved.

 

Discussion:

Roger Keene told the group that the Chairman of Open Space Committee, Celine Gandolfo, wants to meet with the Historical Commission.   The secretary suggested asking Celine to submit discussion topics prior to the joint meeting so that Commissioners would have an opportunity to study the material before the meeting.

 

Also, Roger told the group that Sarah Korjeff of the CCC wants to meet with them at their February 6th meeting; She is the preservation coordinator of the CCC.  Supposedly it is just an informational meeting. 

 

Election of Officers

There was a lengthy discussion with no conclusions reached.  It will be dealt with at a future meeting.

 

Approval of Minutes

Roger Keene made a motion to approve the minutes of the December 5th meeting.  Gino Verzone seconded the motion and it was unanimously approved.

 

It was decided that on Friday, Gino Verzone, representing the Commission, will meet with the Building Commission regarding 409 Commercial Street.
