This property is called Provincia.

76 Commercial St – remove cedar

7 Brewster St – cedar to cedar siding

130A Commercial Street – roofing permit from 2005 had expired.  Same plan.

29 Alden Street – A letter was received from Kopelman & Paige stating that the lawsuit by Douglas Taylor, former Building Commissioner, against the Historic District Commission and the Town of  Provincetown, had been withdrawn by Taylor.  The understanding is that the plans for 20 Alden Street cannot come back to the HDC for one year.

Cemetery shed – We now have a picture.  It will be a utilitarian building and it will have a bathroom to enable the men to clean up.  The DPW was called at 4:00 p.m. from the meeting and they offered further elaboration on the plan which was approved.

 Public Hearings 4:00 p.m.

2007-29

Application by Norman Barry for a Certificate to be issued in accordance with the Provincetown Historic District Commission established under the General By-Laws, Chapter 15 of the Town of Provincetown.  The applicant seeks approval to add a small addition to the left, rear and right side of the dwelling and to add a small dormer and deck at the property located at 37 Alden Street, Provincetown, MA.

Carol Neal felt that they’ve done a really good job as far as scale goes.  John Dowd felt it’s an appropriate addition to a small house.

Barbara Rushmore, an abutter, said they have a very large lot and she feels it would be an improvement in the neighborhood.

Motion:  Accept the proposal as presented with the possible exception of the shed dormer windows which may possibly be changed to awning windows.

Motion:  John Dowd       Seconded:  Carol Neal       Vote:  5-0-0.

2007-30

Application by Robert Valois on behalf of Laura Rood for a Certificate to be issued in accordance with the Provincetown Historic District Commission established under the General By-Laws, Chapter 15 of the Town of Provincetown.  The applicant seeks approval for egress requirements, replace (2) undersized windows with 4’ French door, replace hip roof with a shed roof and “cut-in” a roof deck at the property located at 149A Commercial Street, Provincetown, MA.

Robert Valois presented the new plan to the HDC.  The reason for the plan is because there’s a lot of water damage from rain coming in.

Laura Rood, the owner, said her main concern was that in case of fire she couldn’t fit out the existing window on the third floor.  The window is 20” X 20” and code mandates an egress window be at least 20” X 24”.  Matt Mulvey, the Building Commissioner, explained how the window could be replaced with the correct size and this should allay all the owner’s fears.

There was a great deal of discussion and it was finally determined that the plan as presented did not have the support of the Commissioners.

A letter from Bill Jones, one of the other condo owners, was read in support of the revamp.

Motion:  Continue the case until the next meeting on July 18, 2007.

Motion:  Clo Tepper       Seconded:  Marcene Marcoux       Vote:  5-0-0.

27 Conant Street – garage

Motion:  Accept the proposal for demolition of the garage.

Motion:  John Dowd     Seconded:  Steve Bergquist    Vote:  3-0-1 ab (CN)
